A bit of Germantown history
Originally named "Pea Ridge," renamed Germantown in 1836 reportedly for German immigrants among the early settlers. The Memphis-Charleston Railroad arrived in 1852. During WWI the city was briefly renamed "Neshoba" (Chickasaw for wolf) due to anti-German sentiment. Suburban growth in the 1970s-80s transformed it from rural village to affluent suburb.
For owners that translates to a buy-and-hold market: values are up about 18% over five years, and 81% of homes are owner-occupied, so a rental that does come open tends to draw long-term, well-qualified residents. The last twelve months have been flat to slightly soft, in line with the wider for-sale market. That is the honest near-term picture; the five-year trend is the one that has paid owners here.
