One team, from the first walk-through to the monthly statement

Longstep is run by a licensed residential general contractor, licensed by the Tennessee Board for Licensing Contractors (BC-A/r, license #78027).

Many managers hand a renovation to an outside contractor and add a markup, then pass the house to a leasing agent who never saw the walls open. We are one team. The person who priced your renovation prices your repairs for as long as we manage the house, and we pick finishes that hold up to tenants because we live with them in our own rentals.

Four steps, one team

The same people carry the house from a scope to a signed lease, then keep it running.

    We walk it and scope it

    A licensed residential general contractor walks the house with you or on video, then sends an itemized scope and budget: what has to be done to rent, what is worth doing for the rent it adds, and what can wait.

    We renovate it

    Crews we have worked with for years do the work, with licensed trades where the code requires them. You get photo updates as it moves, and changes to the budget are approved before the money is spent.

    We price and lease it

    We price it on what comparable Memphis rentals actually leased for, list it, show it and screen every applicant. The same team that finished the house is the one leasing it.

    We manage it

    Long-term management at 8% of collected rent. The contractor who renovated the house is the one pricing its repairs later, so you are never paying for someone to learn your property.
