We track the booking calendar of every Memphis short-term rental nightly, and we measured the booking window on more than 1,500 real reservations. The answer: Memphis sells late. Why this changes how you should price

If nearly half the market's nights sell in the last week, an empty-looking calendar a month out is not a crisis. It is the normal shape of this market. The real danger runs the other way. In our study of why Memphis Airbnbs fail, listings priced 25 percent or more above market failed at three to four times the rate of correctly priced ones. Overpricing kills. But so does the opposite reflex: cutting rates a month out to fill a calendar the market was always going to fill late means selling your best nights at your worst price.

What to actually do with an empty-looking month

  • Compare your booked-ahead to the market ladder, not to your anxiety. If the market's 2-bedroom median is 14 of the next 30 nights and you are at 12, you are fine. If you are at 4, something specific is wrong: photos, reviews, or price.
  • Hold rate discipline in the far window, adjust in the near window. The late booking curve means the final two weeks are where price sensitivity actually plays out.
  • Check the fundamentals before the price. A listing that cannot fill its late window usually has a ratings or presentation problem, not a rate problem. Sub-4.6 ratings show up in failed listings at three times the rate of survivors.
