How full is the typical Memphis Airbnb calendar right now?
According to LPS market data as of July 4, 2026, the typical Memphis 3 bedroom short-term rental has 15 of its next 30 nights booked ahead, across 324 active 3 bedroom listings we observe. One and two bedroom places run 13 of 30.
| Bedrooms | Active listings | Typical nights booked ahead, next 30 | Average nights booked ahead, next 90 |
|---|---|---|---|
| 1 bedroom | 344 | 13 of 30 | 28 of 90 |
| 2 bedroom | 291 | 13 of 30 | 33 of 90 |
| 3 bedroom | 324 | 15 of 30 | 36 of 90 |
| 4 bedroom | 171 | 14 of 30 | 30 of 90 |
| 5 bedroom | 36 | 15 of 30 | 33 of 90 |
A calendar night can be unavailable because a guest booked it or because the host blocked it. We count both and call it booked ahead. It is not the same thing as occupancy.
How far ahead do Memphis guests actually book?
Late. Across the Memphis short-term rentals we manage, only about a quarter of a night's eventual bookings are on the calendar a month before the stay, and roughly 4 in 10 arrive in the final week. If your calendar looks thin a month out, that is usually normal here, not a crisis.
| Days before the stay | Share of eventual bookings already on the calendar |
|---|---|
| 60 days out | 9% |
| 45 days out | 15% |
| 30 days out | 25% |
| 21 days out | 33% |
| 14 days out | 41% |
| 7 days out | 58% |
| 3 days out | 78% |
Bigger homes book earlier: 3 bedrooms have 31% of their bookings a month out, 2 bedrooms 23%, and 1 bedrooms just 20%. Source: real reservation history across the Memphis short-term rentals Longstep manages, nights-weighted.

A high nightly rate does not mean high earnings: Whitehaven listings near Graceland charge more per night but earn less per year than Midtown, because fewer nights sell. That gap is the whole game in short-term rentals.
How the tracker is built
- Booked ahead. We observe the forward calendars of roughly 1,500 active Memphis short-term rentals every night and count unavailable nights over the next 30 and 90 days. Guest bookings and host blocks both count; a public calendar cannot tell them apart, so we do not pretend to.
- The booking window. Real reservation history across the roughly 60 Memphis short-term rentals Longstep manages, weighted by night. This is the one section built from our own book rather than market observation, because true booking dates only exist for reservations you can see.
- Ratings and minimum stays. From nightly observation of public listing pages and live calendars. Rated listings need at least 3 reviews to count.
- Area rates and revenue. Median advertised nightly rate and trailing 12 month revenue by area, from our daily Memphis market data. Areas need 10 or more active listings.
- Floors and rounding. Bedroom rows need 25 or more listings. Revenue medians are rounded to the nearest $100.
- Corrections. Spot something off? Email support@staywithlps.com and we will re-verify against the raw observations.
Memphis Airbnb data, frequently asked.
How far ahead do Memphis Airbnb guests book?
Late. Only about a quarter of a night's eventual bookings are on the calendar a month before the stay, and roughly 4 in 10 arrive in the final week. Larger homes book earlier than one bedroom places. An empty-looking calendar 5 weeks out is usually normal in Memphis.
Is booked ahead the same as occupancy?
No. A night can be unavailable because a guest booked it or because the host blocked it, and public calendars cannot tell those apart. We count both and say booked ahead. Occupancy measures nights actually sold, after the fact.
Why does Whitehaven charge more per night but earn less per year?
Graceland tourism supports high nightly rates on themed homes, but fewer nights sell there than in Midtown or Downtown. Yearly revenue depends on rate times nights sold, and the nights side is where most of the difference lives.
How often does this page update?
The underlying market is observed nightly, and the numbers re-fetch from the live data layer on every page load. New sections light up as their data matures, including a weekly Memphis booking pace figure.
