A high nightly rate does not mean high earnings: Whitehaven listings near Graceland charge more per night but earn less per year than Midtown, because fewer nights sell. That gap is the whole game in short-term rentals.

Methodology

How the tracker is built

  • Booked ahead. We observe the forward calendars of roughly 1,500 active Memphis short-term rentals every night and count unavailable nights over the next 30 and 90 days. Guest bookings and host blocks both count; a public calendar cannot tell them apart, so we do not pretend to.
  • The booking window. Real reservation history across the roughly 60 Memphis short-term rentals Longstep manages, weighted by night. This is the one section built from our own book rather than market observation, because true booking dates only exist for reservations you can see.
  • Ratings and minimum stays. From nightly observation of public listing pages and live calendars. Rated listings need at least 3 reviews to count.
  • Area rates and revenue. Median advertised nightly rate and trailing 12 month revenue by area, from our daily Memphis market data. Areas need 10 or more active listings.
  • Floors and rounding. Bedroom rows need 25 or more listings. Revenue medians are rounded to the nearest $100.

Is booked ahead the same as occupancy?

No. A night can be unavailable because a guest booked it or because the host blocked it, and public calendars cannot tell those apart. We count both and say booked ahead. Occupancy measures nights actually sold, after the fact.

Why does Whitehaven charge more per night but earn less per year?

Graceland tourism supports high nightly rates on themed homes, but fewer nights sell there than in Midtown or Downtown. Yearly revenue depends on rate times nights sold, and the nights side is where most of the difference lives.
