How to Tell if a Memphis Property Manager's Star Rating Is Real

Every property manager's website says five stars. Before you hand one a six-figure asset, spend ten minutes finding out what the stars are made of. The audit below works on any manager in Memphis, including us.

Divide the stars by the base

The first question is never "how high" but "on how many." A 4.9 built on forty reviews can be manufactured by one motivated cousin and a slow month; a 4.7 on thousands of stays cannot. Small bases also swing: one angry review moves a 40-review rating by tenths, while a large base barely notices. Ask whose reviews they are

For a short-term rental manager, guest reviews ARE the product. Guests rate the clean, the check-in, the response at 11pm, which is exactly the machine you are hiring. Owner reviews on Google measure something different: communication, statements, trust. Read both, and be suspicious of a manager who shows you one and hides the other. Check recency, not just totals

A rating earned three years ago describes a company that may no longer exist. Staff turns over, portfolios grow past systems, owners change. Sort reviews by newest and read the last ninety days: that is the company you would actually be hiring. While you are there, read how the manager responds to criticism. Deflection in a review reply is a preview of deflection on your monthly statement.

Then verify with numbers stars cannot fake

Reviews measure sentiment; performance measures money. Whatever a manager's rating says, ask for the operating numbers behind it: occupancy against the market, real fill times, fee structure in writing. • Split guest reviews from owner reviews and read both
• Sort by newest; read the last 90 days and the responses
