Our Application Process

Locking in Your Lease.

Thank you for your interest in LPS.

Homes are offered on a first-come, first-served basis. A home is officially reserved once the lease is signed and the security deposit is submitted.


If you have your eye on a particular unit, we recommend contacting us before applying to confirm that it’s still available. Our team is here to help you secure the space that feels right for you.

1. Submit An Application

Review the information below before applying to ensure a smooth application process. Providing complete and accurate information up front helps prevent delays.

2. Get Approved

We will perform all the necessary screening and review measures needed to approve your application. If we need anything else to get you approved, we will ask for it at this step.

3. Finalize Move-In Details & Lease

After approval, our team will confirm move-in details and send the lease, then you'll need to sign it and submit the security deposit (or equivalent insurance) to secure the unit.

4. Move-In

Once your lease is signed, you’ll receive your move-in instructions, and you’ll need to pay all move-in charges before access is granted.


  • Qualifications

    Age: 18+

    Each occupant 18+ must complete a separate application (application fees cover third-party screening and are non-refundable).


    Income

    Household gross income must be 2.25 times the monthly rent.


    Credit

    Favorable credit history with no open bankruptcies within the last 7 years - no credit is better than bad credit.


    Rental History

    Evictions within the last 7 years or unpaid rent to prior landlords may result in automatic denial.


    Background Screening

    We screen in accordance with federal and state laws and a criminal history may result in denial.


    Co-Signer

    If income/credit is not sufficient, we may request that you add a co-signer to your application.


  • Documents Needed

    Valid Photo ID

    Unexpired driver’s license or other official government-issued photo ID, along with a matching selfie to confirm identity.


    Proof of Income

    We may request recent pay stubs or bank statements for the past two months, or you can connect your bank account to verify income.

  • Payment Method

    You'll want to have your payment method details on hand so you can submit the application fee and pay any move-in charges when the time comes.

  • Pets

    Got pets? Great! LPS is a pet-friendly landlord. When you apply with us, you'll be instructed to give us information about any pets that you have.


    Do you have a service animal or emotional support animal? Our team will gather the necessary documentation and verify it to authorize your animal so you can move them in without any additional fees or monthly charges.
